The goal is to provide needed services for 4 main issues that commonly prevent clients from getting a mortgage now and offer the services to get clients "mortgage ready" as soon as possible.
Most of theses services have a fee. However, loan originators can provide a credit towards closing costs on a final mortgage to reimburse clients for HUD counseling services paid up front.
Resources recommended were developed for this effort and as additional sources to assist clients are found, they will be included on this website.

HUD sponsors housing counseling agencies throughout the country that can provide advice on buying a home, renting, defaults, foreclosures, and credit issues. Housing counseling agencies (HCAs) acquire funding in numerous ways, including being paid a fee for the services they provide. The fees can be paid by clients (with the exception of Foreclosure Prevention and Homeless counseling clients), non-profit partner agencies, and private sector partners. The fees provided to the HCA can vary depending on the services being provided. This guide provides information about the basic components in a funding agreement.

The UWHA housing counseling model emphasizes one-on-one counseling, where trained counselors work with low-income families over a period of time to help them become mortgage-ready. Resources for HUD Housing Counselors & Certified Credit Counselors are a win/win for clients, their real estate agent, and the loan originator. A HUD housing counseling or certified counselor can provide needed services and keep in touch with these clients throughout the task. Loan originators and real estate agents can keep in touch with one another and the client to check on the client's progress towards home ownership.
